The Grand County Recording Department is responsible for recording and maintaining real estate documents, subdivision and condominium plats, and Uniform Commercial Code documents also know as UCC's. We also accept Land Survey Plats for Deposit. We stop accepting documents to record at 4:00 pm daily.

Locate Recorded Information by Grantor, Grantee, Reception Number, and Recording Date
If you locate a particular document and need a copy of it, complete and mail a copy request form to PO Box 120, Hot Sulphur Springs, CO 80451 or visit our office at 308 Byers Avenue (open weekdays except holidays from 8:30 am until 5:00 pm) to purchase a copy or certified copy. There is no charge to search records, but recording personnel cannot search for you.
Common reasons for documents to be rejected are:
• Insufficient funds (see fees)
• We must have a one inch (1") margin across the top of each page
• Grantee's address must be on the face of all Deeds
• Purchase price not on the face of the Deed

Recording Fees
All documents such as warranty deeds, deeds of trust, quit claim deeds, liens, subdivision plats, etc. are recorded to give public notice. The recording fees are 11.00 for the first page of legal size or less and $5.00 for each additional page, and $10.00 per page for pages larger than legal size.
Documentary Fees
All transfers of property are subject to a State Documentary Fee (CRS 39-13-102). When the total consideration paid by the purchaser exceeds $500.00, a documentary fee shall be payable at the rate of 1 cent (.01) for each one hundred dollars ($100.00), or major fraction thereof, of the total consideration (for example, $275,000 = $27.50 Doc Fee). Some documents may be exempt from the State Documentary Fee (CRS 39-13-104).
UCC and UCR Fees
Effective January 1, 2000, Colorado has a Central Filing Office for Uniform Commercial Code Financing Statements. UCR's are still filed at the county level and the cost is ($11.00 for 1-2 pages, and $16 for 3-4 pages.)
Land Survey Plat Fees
Land Survey Plats are deposited through the Clerk and Recording Office. The cost is $20.00 per page. After deposit, original Land Survey Plats are turned over to the County Surveyor's Office.
