What are my setbacks and height restriction and how are they measured?
Setbacks vary depending on the zoning designation, however they are measured from property lines. For the majority of properties in Grand County the setbacks are 30' from the front, 10' from the sides and 20' from the rear. The setback from any water body or waterway is 30'. Building height is 35' and is the vertical distance of a structure measured from the lowest elevation of finished grade, 10 feet away from the structure, to the highest point of the structure. Chimneys, weather vanes, etc. are considered when measuring the height of the structure.
